Well Cottage is a 2 bedroom detached house located in a rural location at Coombe Farm near Herodsfoot. The accommodation is most suited to those with a good level of mobility who will find the internal stairs and differing levels of terrain and surfacing un-challenging.
It is an ‘upside down’ house with main access on the first floor, where the living areas are situated, with the bedrooms downstairs on the ground floor.

- Nearest shop is in Dobwalls (3 miles).
There is a gravel parking area sufficient for 2 cars with a gravelled slope to the front entrance. There are 3 steps up to the front door (20, 24, 26 cm) with grab rail. Entrance is to the first floor of the building. The garden is a mixture of paved and grass surfaces with garden furniture. The lower terrace is accessed from the garden via 7 steps (20 cm) to a paved surface; a gravel area leads to washing line and log store.
Interior – General
All interior door widths are 75cm except the kitchen door (81cm)
Toilets are all 42cm high.
Floor coverings: wooden boards in lounge. Tiles in hall, kitchen, all bathrooms, gym, utility room.
Carpet in dining room, stairs, bedrooms.
Light switches are 116cm from the floor; electrical sockets are 44 cm from the floor unless otherwise stated.
Colour contrasts: walls are white with dark wood doors, handrails and skirting boards and other joinery.
Mobile phone coverage can be limited. Phones are provided in the lounge and kitchen (free calls except to chargeable numbers), and there is free WiFi.
The front door gives access to the first floor of the building where the lounge, kitchen, cloakroom, upstairs shower room and dining room are located. The ground floor accommodates the bedrooms, gym, bathrooms and utility room.
The front door is 81cm wide with a threshold step of 8cm into a tiled hall. A door (75cm wide) leads to a cloakroom with toilet and washbasin.
The hall leads to the kitchen on one side and the dining room on the other.
The kitchen has cupboards under a work surface (93 cm high) with electric sockets 16cm from the work surface. Facilities include range-style cooker with electric oven and grill, and 8 ring gas hob, microwave oven, dishwasher, American-style fridge freezer. The kitchen table seats up to 6 people.
Door to lounge; facilities include colour TV & DVD player, notepad PC. French doors to garden 168cm wide, threshold 7cm, bridge with handrails, 3 steps (21 and 24 cm ) with grab rails down to garden.
The dining room accommodates a large table seating 6. There is a bathroom off with toilet, basin and shower cubicle (11 cm threshold).
There are 11 stairs to the ground floor with handrail. Each stair is 18cm in height and they are carpeted.
Bedroom 1: Super-king bed, accessible from both sides. French doors to lower terrace (108 cm wide, 12cm threshold). En-suite bathroom with toilet, built in vanity unit with basin (surface is 79 cm high, basin sits on top of this surface). Bath with shower over; bath is 48cm high.
Bedroom 2: Super-king or 2 large singles, accessible from both sides. Built in wardrobes and storage. Bedside light switches are 75cm from the floor. Adjoining bathroom with toilet, bath, basin and large walk-in shower (door width 106cm, 20cm threshold).
Utility room with washing machine and tumble drier
Gym with cross trainer, rowing machine and infra-red sauna.
